There is a wonderful safe, sandy beach at the resort. Water is very shallow at the shoreline and slopes gradually making it safe for children. By the end of June the water temperatures is typically between 20 and 25 degrees C. (70 to 80 degrees F.). It is usually warmest during July and August. There are umbrellas, Muskoka chairs and chaise lounges on the beach. There is a swimming raft, a waterslide and volleyball net in the water.
Yes. You can keep your boat moored at resort docks during your weeks of occupancy. Docking space is on a first come basis. There is lots of docking available, but a spot cannot be guaranteed. A public launch is located very close by. Owner privileges will also include the use of the canoes, kayaks, and paddleboats at no extra cost. Trailers can be parked in the parking lot.
Yes, your purchase will include an initial membership in a world wide Exchange Company that gives you access to a network making it possible to exchange any of your weeks for others of your choice in more than 1500 affiliated resorts in nearly 75 countries. Membership can be renewed annually for a nominal fee.
Of course you can. This, after all is your vacation and we hope your family and friends will gather here with you. You may have friends or family visit when you are not there. This is entirely your choice but Management must be advised if the owner of the interval will not be occupying the cottage.
To ensure that all owners can feel comfortable and to minimize the risk of disturbances, pets will not be permitted. There are excellent kennels nearby.
No smoking is allowed in cottages or common indoor facilities at any time.
Yes. No more than eight individuals may stay in a three-bedroom cottage or six individuals in a two-bedroom cottage. Larger two bedroom cottages may sleep up to seven individuals. Number of individuals includes adults and children regardless of age.
You will be one of up to 440 owners who, together, own the entire resort through a debt free not-for-profit corporation called the Blue Water Acres Cottage Owners Association. At Blue Water Acres there will be up to 44 cottages with up to10 individuals or parties owning each cottage. For each five-week interval purchased, the purchaser will receive “one” of the total of up to 440 Shares that will own the entire property through the Blue Water Acres Cottage Owners Association.
Ownership of a five-week Interval allows use of the summer week you reserve at the time of purchase (and never changes) and one week in each of the fall, winter and spring seasons, plus one “additional” week. All of your weeks will be in the particular cottage you selected when you purchased your interval. The order of choice for the non-summer weeks is determined at the time of the purchase of your interval and rotates one place each year to provide each owner seasonal variety. You confirm these reservations each September for the following year. Each season including the “additional week” is ten weeks in length. A calendar is provided at the time of purchase which explains the weeks available to you on an annual basis so you can plan your holidays or exchange programs well in advance.
Yes, you can purchase as many five-week intervals as you like up to a maximum of nine five-week intervals in any one cottage. For every interval purchased the purchaser will receive one of the total of up to 440 shares that make up the project.
The corporation, Blue Water Acres Cottage Owners Association and its shareholders will own all the resort land, buildings and contents once the project is completely sold out.
Shares may be held for generations in perpetuity, or may be sold, transferred or willed at the wish of the shareholder.
Yes. You can rent one or more of your weeks. Later, as the project matures, a rental program will be set up by Management to help you rent weeks you don’t wish to use.
Yes, there is a reasonable expectation that the value of your interval may increase in value. This has certainly been the experience in Ontario since 1998 when the concept was first introduced in the province. However, as with any investment, there are no guarantees and we are not representing that to you.
No. A maximum of 440 shares will be issued and changes cannot be made except by a 95% vote of the Shareholders.
Every week, each cottage is completely cleaned, linens changed, inventory checked, etc so that your cottage will be spotless and ready for you when you arrive.
Annual maintenance fees cover the costs for cleaning, grounds maintenance, repairs, property taxes, insurance, and utilities for all units and common elements. All interval owners share these costs. It is estimated that annual maintenance fees will be in the range of just under $2000 to $2650 per five-week interval depending on size of the cottage in which you own an interval. Maintenance fees include a 10% contribution to a Reserve Fund.
Yes. The shareholders elect directors. Once the project is completely sold out, interval owners will own all shares. Interval owners will have one share and one vote for each five-week interval they own. The Developer appoints the first Board.
The development company is owned and operated by the owners and founders of Blue Water Acres. They have more than 25 years involvement in the development and operations of the resort.
The Association Board of Directors chooses a management company once the project has been completed. In the interim, the Blue Water Acres Ltd. provides this function.
Blue Water Acres is very conveniently located between Huntsville and Algonquin Park only 3 kilometres off Hwy 60.
