Natural wooded areas and granite rock offer quiet and private surrounding. You can relax at the beach, hike a wooded trail, or admire the view from various lookouts on the resort. It experiences spectacular transformations as it moves from one season to another. Your purchase includes a week in each of the four seasons plus a bonus one.

Many fractional projects start out with a piece of land, an artist's rendering of the property and a trailer for a presentation center. It's up to your imagination to wonder what the project will really look like when completed. In contrast, the land at Blue Water Acres has already been developed. Cottages and amenities are in place. You will be able to stand on the decks of existing cottages and experience the view you will have. You can walk through a model cottage that has been completely rebuilt and refurbished and see what you will have when you occupy your cottage after purchase.

Try It

You can rent a cottage at Blue Water Acres before you make a purchase. It won't offer all the benefits of ownership, but you'll be able to experience the resort and research the area before you commit.

Resort Amenities

As an owner, you'll be able to enjoy all resort amenities. There's an indoor pool including a whirlpool and sauna. Kids will enjoy an indoor play facility and outdoor playground. There will be a renovated and refurbished Activity Center with fitness center, games room, children's play area, library, lounge with fireplace, and more. Currently there is an indoor pool, games room, and outdoor playground.

Outside you can relax on the sandy beach, play tennis, hike, nature-watch or anything else you're inspired to do. We have 3 tennis courts. There are many golf courses in the immediate area. You can canoe, kayak, paddleboat and go fishing. In winter, there's snowshoeing, cross-country skiing, snowmobiling, skating, and tubing. Downhill skiing is minutes away.

Fractional Rentals

In addition to our traditional rental cottages, we have a number of weekly rentals available in some of the brand new cottages, Some of our interval owners have deposited one or more of their weeks into the Blue Water Acres rental program. These cottages are located on the resort property and renters will have full access to all resort facilities.

The fractional cottages are 2 and 3 bedroom units and come in four beautiful styles. All have air conditioning, fully equipped kitchen with gas range and dishwasher. All units except the Deerviews have two bathrooms and washer/dryer.All units have a 3-season Muskoka Room. For a complete description and photos, please click on one of the links below. The Growing Consumer Demand There has been a rapid growth of fractional ownership in Ontario and around the world. More and more people are discovering that ownership provides many more benefits than merely renting accommodation at resorts.

Blue Water Acres is ideally structured to make the transition to fractional ownership. Much of our infrastructure already exists. We don't have to spend millions of dollars building the infrastructure. We already have an indoor pool complex, tennis courts, indoor facilities, and so on. Our cottages are more modest in size than some other fractional ownership projects. Most regulatory approvals were already in place and we did not have to invest years in getting them
